La crise économique n'est pas encore terminée et pourtant si la hausse des prix se poursuit cela signifierait que les riches seraient déjà en train de s'enrichir de nouveau. En France, les volumes de ventes sont de retour avec une progression de 35% sur la France entière pour l'immobilier de luxe. Mais attention, les acheteurs ne sont pas essentiellement Français puisque 70% d'entre eux sont étrangers. Contrairement aux idées reçues ce ne sont pas les Russes et les Chinois mais les Allemands, Italiens et les Suisses qui font monter les ventes en France et contribuent également à participer à la hausse des tarifs des logements. D'ailleurs, à l'heure actuelle les prix de l'immobilier de luxe augmentent après une baisse de 7 à 12% enregistrée ces dernières années. A Paris, les agences qui se partagent le marché du luxe sont une petite poignée et profite de cette belle tendance. Fabien Gaymard, directeur de l'agence Barnes du XVIème estime « autour de 8000 à 10 000 le nombre de clients à investir le marché à Paris et sur la Côte d'Azur ». Résultat, le prix du logement ancien à Paris a encore explosé, selon la chambre des notaires. Au deuxième trimestre de cette année, la capitale a enregistré une hausse record de 22,5% sur un an, qui porte le prix moyen des transactions à 8 150€ le mètre carré. Dans le domaine du luxe, les prix grimpent bien plus encore. « Nous venons de vendre un 70 m², avec 70 m² de terrasse donnant une vue sur tout Paris à 2 M€ ce qui représente 20000€ le mètre carré », relate-t-on dans une agence. Les explications de cet attrait ne proviennent pas uniquement de la taille mais également de la vue (indispensable aux Asiatiques), de la qualité de la décoration (critère premier des Russes) et de la sécurité (bien vue des Américains). Par conséquent, depuis le début septembre, l'euphorie règne dans les agences qui travaillent sur ce secteur. « En période de crise et surtout de crise boursière comme aujourd'hui, les gens se tournent vers la pierre », souligne Marie- Hélène Lungrenne, de l'agence Belles Demeures de France du groupe Féau, qui totalise 70% des transactions sur Paris à plusde 7 M€. « Aujourd'hui, aucun autre placement que la pierre n'a fait + 20% », constate Fabien Gaymard, voyant affluer chez lui les acheteurs. « Ce sont souvent des couples de 30 à 45 ans, qui ont réussi dans la finance ou les nouvelles technologies. De son côté, après un premier trimestre déjà très encourageant, Sotheby's International Realty France note une hausse accélérée de transactions conclues et du volume de ventes durant le 2ème trimestre 2011. Alexander Kraft, le Président – Directeur Général de Sotheby's du groupe, précise : « sur le deuxième trimestre 2011 nous avons enregistré des ventes pour un total de 131 millions €, soit une augmentation de plus de 67 % par rapport à l'année précédente ».
